Top 10 Most Expensive Marin Homes Sold in 2010

Despite a tough luxury home market, luxury homes are still selling in the San Francisco Bay Area. Marin County saw some of it’s most expensive homes sell in 2010. There were 61 Marin County homes sold over three million dollars in 2010 representing a total sales volume of $269,944,655. This compares to 50 homes sold over three million dollars in 2009, representing a total sales volume of $214,291,988.

Marin Luxury Homes Sold Year to Date

There have been 50 Marin homes over three million dollars sold since January 1, 2010. In the same time frame last year, there were 37 homes over three million dollars sold in Marin. Yes, despite the mortgage mess the overall luxury home market has actually improved since 2009 in terms of number of sales.

As you can see in the chart above, the town of Tiburon tops the list of the most homes over three million dollars sold. The bulk of the luxury home sales are still under 3.5 million.

Both the price per square foot and the list price to sales price ratios were almost identical in 2009 and 2010. What’s to come for the luxury market? It’s still unclear how the meltdown of the mortgage markets will impact the overall economy and confidence in the real estate market. We’ll be watching carefully to see what’s next.

300 Million Dollar Yacht Anchored in Sausalito

I had to go check out the 300 million dollar yacht anchored in the bay off the Sausalito harbor. Nice helicopter! The yacht belongs to 38 year old Russian banking, steel and fertilizer mogul Andrey Melnichenko. The 394 foot long yacht was designed by Phillippe Starck and completed in 2008. Sausalito Film Festival at Cavallo Point

Looking for something to do this weekend? Film is the ticket this weekend in Marin County as the Sausalito Film Festival rolls in to town. The event takes place this weekend at Cavallo Point at Fort Baker in Sausalito.

If you haven’t been to Cavallo Point, the setting alone is well worth the visit. It has some of the most breathtaking views in all of Marin. Cavallo Point sits at the southern tip of Marin County at Fort Baker. It overlooks the San Francisco skyline and a gaze up reveals the Golden Gate Bridge.

The film festival takes place today and tomorrow. I love the description of the film festival from their website:

In the heart of an artist’s community, with the Golden Gate Bridge and San Francisco across the water, lies the ideal backdrop for a premiere film festival experience.People around the world are drawn to Sausalito, certainly for its picturesque beauty, but possibly because it is so uniquely different from anywhere else. Caledonia Spring Faire Sunday in Sausalito

The Caledonia Street Spring Faire takes place this Sunday in downtown Sausalito, bringing in over 100 fine arts and crafts vendors, food and entertainment for a celebration of spring and community.

For the first time, the Sausalito Nursery School and the City of Sausalito are partnering together to combine the Spring Faire and the are the Caledonia Street Fair.

There will be three stages of live entertainment with a focus on music and dance performances with international flair.

Festival organizers say, “This will be a historic event in our picturesque seaside town. This enchanting festival will bring together all the bay area communities celebrating spring, our children, our families, our neighbors and the renewal of our earth through Art, Music, Dance, Delectable Fare, and a Fun & Festive children’s Area.”

The number of both condos/townhouses & single-family homes going in to contract has exceeded the number of Sausalito homes & condos being listed. Sausalito home prices have still continued to decline, but this may level out if buyers continue to come in to the real estate market.

Marin Farmer’s Markets

Farmer’s Markets are a great way to get fresh produce locally grown. Marin County is fortunate to have a number of great farmer’s markets on all different days. These are often great outings as many of them offer live music, games for kids, and a fun social atmosphere in additional to lots of fabulous locally grown produce! Each farmer’s market has its own special flare, so try out more than one. My personal favorite is the Thursday night event in downtown San Rafael.
