Mill Valley Median Home Prices vs. New Listings

I was reviewing sales statistics in Mill Valley and pulled these two charts.  The first chart is not anything surprising, the average days on the market of a Mill Valley home listing has been increasing while the median price of a Mill Valley home has been declining.

I then pulled the chart below which shows the number of new listings versus the median home price for Mill Valley.  Median Mill Valley home prices have been declining with the number of new listings. 

As new late winter/early spring listings start to come on, the question is whether the median Mill Valley home price will see some recovery OR if home prices will continue to fall.

There have been 21 Marin homes with a sales price over $5,000,000 sold year-to-date.  In the same time period in 2007, 29 Marin homes with a sales price over $5,000,000 were sold.

Mill Valley Real Estate Market Update- Nov 17

This market profile is a snapshot of what is happening in Mill Valley.  Mill Valley home prices have seen a downward trend in prices again this week but listing inventory has been tightening and days-on-market has been decreasing, which are positive signs for the market.  The Market Action Index has been essentially flat.

Mill Valley Film Festival Underway!

The Mill Valley Film Festival features independent films from San Francisco Bay Area filmmakers and filmmakers around the world.  One of my co-worker’s high school aged children is fortunate to have his film featured!  The festival takes place in downtown Mill Valley and other theaters around Marin County until October 12th. 

Looking for a great deal?  Try the 5 for $5- five films for five dollars at 5:00 pm on weekdays.  The Mill Valley Film Festival is non-competitive and features shorts, children’s films, documentaries, and international features.

If you are a movie buff, Mill Valley is the place to be this next week!

Looking for a great spot to grab breakfast in Marin?  Here are some of my favorite Marin restaurants for breakfast.

  • Cafe Z Epicerie – Greenbrae – I really love Cafe Z.  It helps that it is across the street from my office, but the food is stellar too.  Crepes, great omelettes, yummy yogurt/granola/ fruit bowl. 
  • Half Day Cafe – Kentfield – Amazing scones, tons of variety on the menu, great Kentfield location, nice atmosphere, plenty of seating.  You can catch me Half Day Cafe often!
  • Dipsea Cafe – Mill Valley – A class Marin breakfast spot, Dipsea has to make my list.  Still one of my favorites, all though the service has been really slow the last few times I have been here. 
  • La Boulange – Mill Valley – The best lattes.  Truly.  Get the latte bowl!  The quiche is amazing too.
  • Toast- Mill Valley – Huevos Rancheros.  Enough said.  Actually, I love almost everything I have tried at Toast.  The service is always excellent, the food is delicious.  Great for breakfast or lunch.
  • Hilda’s Coffee Shop- San Anselmo – Hilda’s is true greasy spoon and it is fabulous.  Everything on the menu is excellent but the german pancakes?  Out of this world.  Share a stack with a friend.

    Maison Reve makes better homes..

    MaisonReveI thought this was really cool- one of my favorite Mill Valley stores made it on the cover of Better Homes & Gardens!  Maison Reve in a chic home store in downtown Mill Valley with an “urban farmhouse” flair.  The owner, Yasmin has incredible style, great taste, and is absolutely charming.  The Mill Valley store offers interior design services as well.

    MaisonReveinPrintThe Better Homes & Garden article was shot at Yasmin’s own Marin County home last year.  The article is about hosting gatherings at your home and should be on sale mid-August (September edition of the magazine).

    For more information about Maison Reve, visit their website- www.maisonreve.com. The store is currently located at 11 Throckmorton in downtown Mill Valley, a few doors down from the Sequoia Theatre.  According to Maison Reve’s newsletter, they will be moving to a new location at 108 Throckmorton in Mill Valley in October.
